Alveo strengthens its Cebu presence with diverse property portfolio

It was in 2010 when Alveo entered the Cebu market with the residential project Sedona Parc, according to company project development manager VC Bacungan. He related: “Located in Cebu Business Park, Sedona Parc provides an upscale boutique condo experience in a private parkside address. The tower features a limited offering of 144 well-planned units.”

Sedona Parc has thoughtfully designed amenities and customer-focused service to ensure that residents will live well. Among these are a designer lobby, a 73-square-meter function room, a 61-sqm private lounge for intimate gatherings, 48-sqm fitness gym and three-lane 20-m lap pool.

Building features include five podium parking levels, two passenger elevators, automatic sprinkler and smoke detector system, water reservoir and separate fire reserves, rainwater collection system and natural ventilation. Also included are sanitary disposal system, 24-hour security and building maintenance by Ayala Property Maintenance Corp.

Bacungan said: “Our first project, Sedona Parc is almost sold out. It was completed in 2014, and 95 percent of the sold units have been turned over and accepted by unit owners. It currently has a community of 47 residents.”

Less than a year later, Bacungan said Alveo launched Solinea, a multitower residential development across Ayala Center Cebu. It has successfully launched three towers—Cyan, Turquoise and Lazuli—in 2011, 2012 and 2014, respectively. With its unique proposition of city resort living in the province, Solinea was recently, recognized by the Philippine Property Awards as the 2015 Best Condominium Development in Cebu.

To realize Solinea’s concept of city resort in Cebu Business Park, at its heart will be Ultramarine, a 6,000-sqm resort lifestyle zone exclusively for residents of the development. Ultramarine will be comprised of the clubhouse, a 1,000-sqm multiexperiential pool complex, a raintree ply park and a play for kids. The clubhouse will have a lobby, function room, gym, pocket garden, game room, dance studio and a roof deck.

According to Bacungan, Solinea offers a mix of natural, active and social spaces that promote relaxation and wellness, just like a resort but in a convenient city location and right across Ayala Center Cebu. For the convenience of its residents, it will also have its own retail spaces with several dining, shopping and leisure options.

Alveo is targeting clients for Solinea urban achievers, typically in their 30s to 50s who are looking for a respite in the city and with their workplace nearby. Solinea is intended for investors who wanted to generate recurring income from their investment.

To make Lazuli tower specially appealing to homebuyers, it will be the only single tower in the development, directly adjacent to and oriented toward the Ultramarine.

The 31-story Lazuli offers studio, one-, two- and three-bedroom configurations. It also offers special units called urban villas, which were immediately sold out. These units are located at the podium amenity level separate from the tower, providing direct and convenient access to the podium amenities.

Lazuli offers a total of 605 units. Residences are priced from P2.6 million for a 25-sqm studio to P18.8 million for a 150-sqm three-bedroom penthouse unit.

Located on Negros Avenue in Cebu Business Park, Lazuli will feature a number of upscale amenities in three different levels for increased privacy.

Amenities at the lower level include hammock cabanas by the Ultramarine, a yin and yang meditation pod, a function room and a Me Nook. Among the middle-level amenities on the seventh floor, Garden Level, are conversation pits, a meditation area, covered walk, open lawn, outdoor deck and board game area. The upper-level amenities on the 25th floor include an outdoor lounge, hammock seating and lounge areas.

Bacungan said: “The first and second Solinea towers are in the middle of construction. Completion is expected by fourth quarter of 2016 for Tower 1, third quarter of 2017 for Tower 2 and fourth quarter of 2018 for Tower 3. Alveo will start turning over the units to owners once they are completed. The first tower is 88 percent sold while the second tower is 82 percent sold. The third tower of Solinea is 44 percent sold.

BPI Cebu Corporate Center

Bacungan said BPI Cebu Corporate Center brings to Cebu premier workscapes in the same tradition as Ayala Land’s Tower One and Exchange Plaza in the Makati central business district and Alveo Land’s High Street South Corporate Plaza Towers 1 and 2 in Bonifacio Global City. With the success of its first office for sale product in Metro Manila—The Stile Enterprise Plaza in Circuit Manila—he added that Alveo decided to bring to Cebu this investment opportunity.

Bacungan said: “BPI Cebu Corporate Center is the No. 1 business address in the Cebu Park District, a large-scale redevelopment program that brings together the vitality of Cebu Business Park and the vibrancy of Cebu IT Park into one destination for business, leisure and living.”

According to him, Cebu Business Park is a 50-hectare mixed-use development that goes above and beyond as the business and lifestyle hub of the region. For almost 25 years, he said it has been home to flourishing residential communities, core offices and Ayala Center Cebu’s dynamic shops and restaurants.

Rising on a 2,689-sqm prime property, the 18-story BPI Cebu Corporate Center with a roof deck will have 168 units. There will be six elevators—five for passengers and one for service.

The building features 100-percent backup power, CCTV, fire detection and smoke alarm systems as well as provisions for telecoms and broadband. Among its sustainable features are 70-percent glass ratio for maximized natural lighting, LED lighting for common areas, dual-flush common toilets and a materials recovery facility.

The ground level is dedicated to retail establishments. Six levels of parking will have 232 slots—200 for regular parking, 30 for SUVs and two for the handicapped.

Two sides of the building face the sea and another side provides mountain views.

Intended as a regional office for large-scale businesses or as headquarters for mid-to high-scale businesses, the building may cater to professionals who want the prestige of a Cebu Business Park address. Its first locators are the Bank of the Philippine Islands and a large-scale local manufacturing company.

Office units ranging in size from 68 to 143 sqm are priced from P8.7 to 18.7 million.
