RLC opens green office building in Quezon City

GOKONGWEI-LED property developer Robinsons Land Corp. (RLC) has boosted its office property stock with the turnover of new space at the 20-story “green” office building Tera Tower in Quezon City.

Tera, the first office building to rise on its new mixed-use complex along C-5 Road in Quezon City, added 35,000 square meters of leasable area to the company’s rental portfolio.

Due to the strong demand for office space, RLC is set to start the construction of its second office building in the mixed-use complex, the Exxa Tower.

Tera Tower is RLC’s 11th office building in its portfolio.

Faraday Go, general manager of RLC’s office buildings division, said all leasable spaces in Tera have been booked. Retail and office spaces have been turned over to tenants as early as June, Go added.

Business process outsourcing firms snatched up 70 percent of the leasable spaces, while corporate head offices took the remaining 30 percent.

As a “green” building, Tera features a rooftop garden designed to collect and recycle rainwater. Energy and water conservation measures include the installation of LED lights in common areas, water-saving toilet fixtures, and an energy-saving air conditioning system that allows tenants to control usage.

“Studies have shown that aside from increasing productivity, improved interiors could save companies and employees a lot of money from reduced respiratory diseases, asthma, allergies and sick building syndrome,” Go said.

The company grew its net profit in the nine-month period ending June by 12 percent year-on-year to P4.4 billion. Its growth was attributed to the strong performance of its investment portfolio or recurring revenue businesses as well as its residential segment.
