A new concept in the unit layout of its residences is being introduced by Avida Land in its three-tower development at the Cloverleaf district in Balintawak, Quezon City. The first residences to be built by this Ayala Land Inc. (ALI) subsidiary will rise on Cloverleaf, a highly strategic location.

A landmark in urban development, Cloverleaf will be a testament to ALI’s expertise and commitment to establishing a mixed-use masterplanned community. It is a pocket urban haven that lies at the crossroads of Edsa and A. Bonifacio Avenue and provides multiple access to whichever direction of the metropolis one may be headed.

Cloverleaf will also be highly accessible given multiple ways to Edsa, A. Bonifacio Avenue, and North Luzon Expressway, and close to the old business areas of Caloocan and Valenzuela.

Public transportation will be convenient with the LRT Balintawak station nearby, plus buses, jeepneys and shuttle services. Upon the construction of Skyway Stage 3, vehicular access will be much improved and lessen travel time to Makati from two hours to 20 minutes.

The Amenity Level will feature the clubhouse, serenity gardens and landscaped spaces. The swimming pool, indoor gym and children’s playground will be developed along with the second and third towers.

The new Avida Towers Cloverleaf, which will rise on the 11-hectare property, will offer right-size units. Designed to cater to the needs of newlyweds and growing families are the two- and three-bedroom units, measuring 52 and 61 square meters.

The three-bedroom units will address the need for personal space for this residential development. They were carefully designed, said Avida Land Corporate Planning Group head Raquel S. Cruz, to provide each family member his/her personal space within the unit.

Saves waiting time

Cruz explained: “The new two-bedroom unit will have a separate laundry area and a multi-user toilet and bath that will allow the simultaneous use of the shower area and toilet by different members of the family. This saves waiting time for family members with similar schedules during the day.”

The three towers will have a mix of units ranging from 23 to 61 sqm in size. Located near the two-hectare Ayala Mall complex, the first tower will have 28 residential stories plus six commercial establishments on the ground floor.

Prices start at P2.2 million for a studio and go up to P6.3 million for a three-bedroom unit. P4.5 billion is the total investment for the three towers of Avida Towers Cloverleaf.

This district is packed with many conveniences: a 259-bed QualiMed Hospital, two-hectare Ayala Mall complex and six commercial establishments on the ground floor of the condo. Being located right next to the mall, residents can have a variety of retail options with just a few minutes’ walk away from home.

For the first phase, Cloverleaf will have the Ayala Mall complex and the QualiMed Hospital by 2017.

“We are looking at millennials, early nesters or start-up families, the Chinese community and residents of Quezon City and Camanava (Caloocan, Malabon, Navotas and Valenzuela) who would like to upgrade to new homes. These segments form our target market,” said Caren Rose R. Rosales, business area head for business developments for Avida Land.

Avida Towers Cloverleaf’s advantage over other residential condominium in the area is it’s about enjoying a bigger lifestyle full of convenience from its strategic location. Residents will be right next to an Ayala Mall, conveniently close to a hospital, and they can explore many retail options within the district, according to Rosales.

Cruz said: “Its convenience together with connectivity is another come-on. The property is highly accessible to major road networks like Edsa, A. Bonifacio and NLEx. We have the best combination of public transit and improved vehicular access. This is close to the LRT Balintawak station, and buses, jeepneys and shuttle services abound in the area. We will soon have the Skyway Stage 3 off-ramp nearby.”

Being part of an Ayala Land mixed-use development, property values in Cloverleaf are expected to increase in value at a faster rate over time, Cruz added.

Architect Jonathan M, Fabricante, Avida IDG head, said the three towers will be laid out in such a way that they are not too near each other. In other words, there will be ample distance and space between the towers.
