A complete residential portfolio in Cavite was presented to the media on Wednesday by Ayala Land Inc.’s mid-range brand. Avida made the presentation during the launch of its first condominium venture Serin Tagaytay.
Known for its residential villages with lots and house and lot offerings, Avida is one of Cavite’s top developers having constructed 4,203 units on 116 hectares across the province.
This Ayala Land subsidiary has been at the forefront of home design, presenting houses with a range of style influences including Mediterranean, American, Asian and modern contemporary.
The Avida communities feature a unique design that appeals to Filipino homeowners. They have their own clubhouses with swimming pools, basketball court and children’s playground as well as parks, gardens and open spaces.
Design evolution/innovations for these features have been driven by learning from actual use of completed developments. For landscaped areas, design has been influenced by both aesthetics and maintenance in the long term. Changes in house design have been mostly on the continuous improvements in unit layout for better circulation, standardization of specifications and learning/feedback from the actual use of completed units.
To date, 86 percent of Avida’s residential villages in Cavite are fully sold.
“Our range of residential projects in Cavite caters to an expanded mid-market segment. Buyers may choose a house and lot package, from P2.5 million in one of our villages, to P6.3 million, in another,” said Herbert M. Herrero, Avida project and strategic management manager for South Luzon.

Herrero said: “We began with the 38-hectare Avida Sta. Catalina Village on Molino-Paliparan Road, Dasmariñas, Cavite. Avida Village Sta. Cecilia and Avida Residences Dasmariñas followed and were built on the same road. Avida Settings was launched in Bacoor in 2007.”
Avida’s latest residential village is Southgrove Estates in Imus. It features three modern house designs with sizes ranging from 88 to 117 sqm. House-and-lot packages with typically sized lots range from P5.3 to P6.3 million.
Herrero said referring to Avida’s first condominium venture in Cavite: “We wanted a reasonably priced vacation home for our market, which we can achieve only through this type of development. At P2.6 million, we are able to offer a vacation lifestyle, unique only to Tagaytay and to Serin.”
Serin is a sprawling mid-rise development with amenities specifically designed to take advantage of Tagaytay’s garden lifestyle. It features walkways with trellises, lounge and sitting areas as well as gardens and open spaces and a lakeview deck. A clubhouse, swimming pools and children’s play area are also integrated in the amenity deck. There will be a social hall for parties and other events.
Architect Jojo M. Fabricante, Ayala Land’s head of innovation and design group, said that rather than build an imposing structure, Avida will blend Serin’s sprawling and open design with the natural terrain.
The development, covering three hectares of land, is conveniently located on Tagaytay-Nasugbu Highway between Ayala Malls Serin and Our Lady of Lourdes Church.
Herrero revealed that majority of buyers intend to use their Serin Tagaytay condo units as vacation retreats. The rest of the buyers, he said, will use them as a primary home or as a retirement home.
The first to rise is Serin West with 480 units. Prices start at P2.6 million for a 22-sqm studio unit. The next will be East which Avida is launching this month. Unit types range from studio units to one- and two-bedroom units at 62.27 sqm. Turnover of units starts in 2018.
