The transformation of the former FTI (Food Terminal Inc.) complex in Taguig City into a new southern central business district is ongoing at a fast pace. The reason for this is that 71 percent of the combined residential units have been taken up.

In fact, development of Arca South, Ayala Land’s 74-hectare estate with an investment cost of P80 billion, is already in the middle of phase one. This involves road work, utilities installation and infrastructure to be completed within the year.

 

3 Ayala residential brands

Ayala Land’s three distinct residential brands—Ayala Land Premier (ALP), Alveo Land and Avida Land—are building their own towers in the masterplanned, mixed-use development.

ALP’s Arbor Lanes is a sprawling garden community comprised of five blocks of 13- to 15-story condominiums. It features landscaped courtyards, pocket gardens, tree wells, outdoor seating and more green features. Already launched were the first two blocks, 38 percent of which were already sold. Condo units range in size from 62 to 294 square meters.

Featuring a proprietary design that maximizes air circulation and natural light dispersion, Alveo’s The Veranda has an atrium and central landscaped garden with lifestyle retail rows on the ground floors. Two towers of The Veranda have been launched, with unit sizes ranging from 30 to 119 sqm.

The Avida Towers One Union Place offers three types of residential units ranging in size from 22 to 62 sqm. Located at the southeast residential area of Arca South, it will also feature a clubhouse, swimming pool, indoor gym, game room, play area and retail units. The first tower is already 80 percent sold while the second one is 15 percent sold.

Residential units will begin turnover by the first quarter of 2018.

Seventy percent of the land has been developed. Commercial lots have been sold out. With an average lot cut of 2,500 sqm, Arca South’s commercial lots are all facing the main road, Arca Boulevard.

“Commercial land appreciated by 39 percent in less than a year since we launched them in 2013,” said Stephen Comia, Ayala Land project development manager.

Excavation and construction of Ayala Malls, Arca South Corporate Center and Seda Hotel have started. Scheduled for completion by 2017 are the first two while the hotel will open in 2018.

A four-level structure, Ayala Malls will be anchored by a supermarket and will have a department store, four cinemas and about 350 stores.

The six-tower Arca South Corporate Center will feature 24/7 tenant operations, suitable for BPOs. The first two towers, which will have eight floors, will be completed by 2017. The next four towers will be completed a year later.

The 265-room Seda Hotel Arca South will begin operations by 2018.

The new business and lifestyle district is within a 7-kilometer radius of the Makati central business district, Bonifacio Global City and the Ninoy Aquino International Airport. Its nearness to these sites will be further improved by upcoming government transport projects such as the Intermodal Transport System (ITS) and the Skyway C5-C6 road connector project.

According to Comia, the building process for the ITS is ongoing. Once the world-class facility is built adjacent to Arca South, it will accommodate 4,000 buses and 200,000 commuters.

The Skyway and C5/C6 connector project is having a detailed engineering design that is now being processed.

Forty percent of Arca South’s total area is dedicated to open spaces including roads, green spaces and bike lanes. Green spaces in Arca South are a sizable 50 meters wide. With integrated basement parking across the estate, pedestrian areas will be maximized.

Estate services

Estate management for this development will be powered by an integrated operation system that will be complete with a control center for traffic management, estate security and monitoring, smart streetlights and a transport management system with real-time updates on bus locations and departure and arrival schedules.

Comia said: “Estate services will also provide residents, locators and visitors information about the development in real time; provide tools for reporting city problems; and provide feedback and let them express estate concerns. These systems can be in the form of digital signages, mobile and phone and web apps, and emergency/panic buttons.”

This lifestyle of convenience and efficiency similar to other world-class cities is expected to draw more residents to Arca South.
