After having four highly successful residential projects in Nuvali, Sta. Rosa, Laguna, Alveo Land is launching a dynamic and vibrant community in one of the remaining parcels for house construction in the area.
Alveo’s fifth project, Mondia, is a 40-hectare residential subdivision in Nuvali South that will be built just across Miriam College. It features 642 residential lots, with pocket parks within a 250-meter radius of every lot.
The layout corresponds to the emphasis on environmental, economic and social sustainability of Nuvali, the country’s first and largest thriving eco-community. To be built in the subdivision is a 1.7-hectare Central Park with wide open spaces for community gatherings and outdoor activities. Pocket parks will also be within a 250-meter radius of every lot.
“Similar to our other Nuvali developments, Mondia will be built to the standards of efficient energy and resource consumption,” said Paulo Ong, project development division manager of Alveo Land.
According to Ong, the planned amenities include shaded walkways, a basketball court, jogging and biking trails with distance markers, swimming pools, a pet park, multipurpose fields, and undulating lawn areas.
Two entrance gates with guardhouses are planned for the subdivision.
Designed by renowned architect Ed Calma, Mondia’s clubhouse will be a 1,000-square-meter modern structure. It will feature a function room, board and meeting rooms and outdoor open area in a flowing and contemporary design.
Paulo said: “Lots in Mondia will go for an average of P18,500 per sqm. Prices will range from P4.8 to P11.8 million. Mondia is one of the last remaining parcels of land for development in Nuvali, which makes this an opportunity that future homeowners and investors would not want to miss.”
Alveo subdivisions
The company’s previous residential projects are the 60-hectare Treveia, one of the first when Nuvali opened in 2007; the 74-hectare Venare in 2010; 29-hectare Mirala in 2012; and 45-hectare Lumira just last year. The first three are nearly all sold out, while 79 percent of Lumira has been sold.
Each residential community has its own exclusive amenities and facilities, punctuated by parks, open spaces and greenery. “Nuvali was built around the concept of eco-friendly, sustainable living, and this is evident in all our residential projects there,” Ong said.
Alveo developments across Nuvali have bioswales that help filter rainwater, a recycled water irrigation system, permeable paving, tree-shaded walkways and pedestrian lanes, landscaping using endemic species, natural ventilation and lighting, and parks and green open spaces.
Serving as a come-on to homebuyers is Nuvali’s reputation as a national showcase for economic, environmental and social sustainability. This is a large-scale masterplanned development that, from the beginning in 2007, sought to integrate the natural and manmade environment into a seamless living experience.
Nuvali developments
Nuvali has prospered with a great number of business, retail, educational and recreational developments. These include the Evoliving Center and Lakeside Evozone. The Monochrome Events Place provides a venue for big occasions in the area. Commercial establishments include Seda Nuvali and Solenad 1 and 2, which have a wide array of stores.
Now under development is Solenad 3, which will have seven interconnected buildings with over 400 stores plus an outdoor activity park. Solenad 3 will also contain Nuvali’s first moviehouses.
Membership shopping specialist S&R will have a 12,000-sqm center within 2015, and Qualimed Hospital will open next year.
For educational institutions, Nuvali is home to Xavier School, Miriam College and, soon, Everest Academy, an international school owned by the Legionaries of Christ.

Accessibility
Nuvali is also very accessible from various points. From Metro Manila via South Luzon Expressway (SLEx), one can access Nuvali through five exits: Mamplasan, Sta. Rosa, Eton/Greenfield City, Silangan and Canlubang.
It is about 50 minutes away from Bonifacio Global City or Makati, 30 minutes away from Alabang and just 15 minutes from the Sta. Rosa exit of SLEx.
