ALI creates another first in Central Luzon

It was a fitting celebration of life, new beginnings, and of milestones.
A festive, upbeat mood coupled with powerful performances from some of the country’s best talents marked the successful launching of the 1,100-hectare masterplanned community in Porac, Pampanga called Alviera, signifying a new kind of progress set to come to this town.
Indeed, the Alviera launching last September by property giant Ayala Land Inc. (ALI) in partnership with Leonio Land was a far cry from the scenes that unraveled close to two decades ago when Pampanga bore the brunt of the catastrophic volcanic eruption of Mt. Pinatubo. Now, from the ashes shall rise a thriving community that will breathe a new life to Porac, one of the towns hardest hit by the eruption. Alviera is a development that is set to bring progress anew to the town and could, perhaps, even do more than just bring back the former glory and beauty in this side of Pampanga.
And as guests feasted on heavy Kapampangan cocktails, officials from both ALI and Leonio Land shared details on how Alviera is expected to transform the once barren land to become the topmost destination for business, leisure, institutional, residential and recreational destination in Central Luzon.
ALI Legacy
ALI, for its part, has committed to invest a hefty P75 billion for this latest property venture.
“With ALI’s rich legacy in developing integrated mixed-use communities, Porac will be transformed into a masterplanned township unlike any other province in the whole of Central Luzon. Makati, Nuvali in Laguna, and Bonifacio Global City in Taguig all stand as a testament to the kind of development the region can expect from Alviera,” said ALI President and CEO Bobby Dy.
“Alviera is indeed another big commitment for ALI – not just in peso terms, not just in terms of number of residential units we will construct or size of commercial area we will build. Yes, all that will follow. But first and foremost, today is about taking a position in a whole new region of our country that has the potential to drive national progress,” Dy noted during the launch event.
Alviera is the first estate development of this size and scale in Central Luzon and is about five and a half times larger than the Makati Central Business District and roughly four times more than Bonifacio Global City. It is expected to create a community of about 20,000 office and industrial workers, 65,000 residents, and 20,000 students within the next 20 years. The first phase of development at Alviera alone is seen to generate 5,000 new jobs. Alviera, located off the Porac Interchange along Subic-Clark-Tarlac Expressway, is also easily accessible from the North Luzon Expressway and the Tarlac-Pangasinan-La Union Expressway.
“We are known for large-scale, masterplanned, mixed-use and sustainable communities that become thriving economic centers in their respective regions. These growth centers serve as platforms for Ayala Land’s various product offerings, integrating into thriving communities that generate value over time,” Dy related.
First Phase of Alviera
The first phase of the development, which will require P8 billion in fresh capital, will comprise of the Alviera Industrial Park, three residential communities, two educational institutions, and the Alviera Country Club. All these projects are seen to be completed within the next two to five years.
The PEZA-registered Alviera Industrial Park will make available to locators engaged in non-polluting light industries as much as 30 hectares of land to serve as future sites for their facilities. The park will allow locators the opportunity to purchase, and not just lease, industrial lots. Standard factory buildings will also be made available for lease. Currently, local manufacturers with export products have already shown interest to locate in the industrial park, while a number of Korean and Taiwanese manufacturers are being wooed to look at Alviera as home to their future facilities.
Much like ALI’s previous developments, a wide range of residential options will be made available at the Alviera. Ayala Land Premier will create a new Forbes Park in Pampanga with 1,000 sqm lot cuts while Alveo Land will cater to the upwardly mobile young families, offering them lots located right beside a school. Avida Land for its part will offer highly affordable house and lot packages. These three brands are expected to put up more than 1,500 residential units under the phase one development of this masterplanned community, and which will be up for sale starting next month.
Alviera will also have two key educational institutions namely the Holy Angel University, which will serve all levels and will have generous open spaces and sports facilities, and Miriam College, which will offer differentiated college courses with special focus in the creative fields.
The highlight of this latest development from ALI and Lenio Land would be the 6-hectare Alviera Country Club designed by Leandro V. Locsin Partners, Architects. As the first facility of this scale and kind in the province, the country club is envisioned to become the luxury destination in the region, offering a complete line of facilities for sports, games, relaxation, meetings and events as well as three specialty restaurants.
