Two Roxas Triangle was introduced on Wednesday to the media during a sumptuous lunch hosted at its showroom in Glorietta 3 Park, Ayala Center, by Ayala Land Premier, the higher-end brand of Ayala Land Inc. The event coincided with the opening of the show flat designed by architect J. Anton R. Mendoza.
The second luxury residential tower, now rising at the corner of Paseo de Roxas and Cruzado streets, will complete Roxas Triangle Towers, the most exclusive residential address in Makati. Lush landscaping and vegetation surrounds the property. Cruzado Street serves as the entry, exit and drop-off point for residents.
Jose Juan Jugo, head of Ayala Land Premier, said: “Two Roxas Triangle is a 52-level premier residence with only 182 units, similar to the first building within the development, One Roxas Triangle. The two-tower development presents excellently appointed residences and amenities. Since One Roxas Triangle’s opening in 2001, according to Jugo, this exclusive residential enclave has maintained one of the highest occupancy and lease rates in the city. Today, Two Roxas Triangle presents another opportunity to live in one of the country’s most esteemed premier residential communities, he added.
The size of the residences ranges from 302 to 632 square meters. There are only four units per floor, ensuring each resident an entire wing for himself/herself. Also, elevators open directly to the unit’s private lobby, providing utmost degree of privacy and security to the residents.
Unit types
In Two Roxas Triangle, Jugo enumerated and described the following unit types:
* Garden Residences are spacious three-bedroom units at about 302 to 331 sq m with their own private garden areas. These garden areas range in size from approximately 59 to 161 sq m.
* The Three-Bedroom Standard and Sky Residences range in size from 302 to 332 sq m and have balconies or without them. These types, however, are grandly detailes with generous walk-in closets and bathrooms.
* The Penthouse Bi-level units have three bedrooms and are approximately 480-498 sq m in size.
* The Penthouse Flat is a vast 550-sq-m (approximately), four-bedroom residence which can come with, or without, a balcony area. The balconies for these units range from 58 to 82 sq m.
All units come with walk-in closets for the master bedroom, designer gourmet kitchen systems with appliances (range hood, cook top, refrigerator, oven, microwave and food waste disposal system, utility kitchens with appliances (range hood, cook top, washer and dryer) with a separate service entrance, maid’s bedroom and T&B. Finishes include stone flooring in the living, dining, gourmet kitchen and master bedroom and engineered wood flooring in all bedrooms.
Amenities, facilities
Provided in the building are first-class facilities and amenities for the convenience of homeowners. Among these are a lagoon-type pool, squash court, fitness center, indoor and outdoor multipurpose courts, function rooms, indoor and outdoor play areas, a game room, a salon and a helipad. Residents will be provided not only key cards programmed for their specific dwelling and the shared amenity floor but also proximity card access for parking.
According to Jugo, the two towers will occupy half of the 1.1 hectares. The other half of the land is allotted for generous open space that will serve as the residents’ immediate escape from the city.
Jugo said they have been hiring the services of Mendoza since 2001 and have observed him evolve as a designer.
Show flat
Mendoza’s show flat recreates a 304 sq-m unit of Two Roxas Triangle. For the show flat, the imagined homebuyer is a well-traveled diplomat who has accumulated mementoes from trips all over the world and has inherited art pieces. He/she loves to entertain. What one sees in the show flat are all the deliverables.
In his design, Mendoza said he tempers modernity with pieces of antiquity. The curtains and the floor mats differ in texture in the different rooms. The study, for instance, is perfect for the man of the house because of its elegant look.
Ayala Land Premier sales head Mike Jugo said prices of residences range from P60 to P190 million inclusive of parking slot and value-added tax. According to him, 70 percent of units at the second tower were already sold. There were already two price increases.
He said residences will be turned over starting first quarter of 2019.
Architect Manny Illana, Ayala Land Premier studio head, said the layout planning is now modernized compared to the first tower.
He said the double-glazed windows not only reduce heat resistance but also dissipate noise coming from outside. There will be additional operable windows to allow spraying of insecticides.
Illana said the den leans toward the master bedroom. The kitchen now is using modern equipment in keeping with the modern trend.
The developer of Roxas Triangle Towers is Roxas Land Corp., a joint venture between Ayala Land Inc., of which Ayala Land Premier is its higher-end brand, Hongkong Land Ltd. and Bank of the Philippine Islands.
