The town that bore the brunt of the catastrophic eruption in 1991 of Mt. Pinatubo is in for another change in its landscape.

Property giant Ayala Land Inc. (ALI), in partnership with Lenio Land, recently launched the 1,100-hectare masterplanned community called Alviera in Porac, Pampanga.

The project is expected to transform the once barren land into the primary business, leisure, institutional, residential and recreational destination in Central Luzon.

ALI is prepared to invest some P75 billion in its latest property venture.

“With ALI’s rich legacy in developing integrated mixed-use communities, Porac will be transformed into a masterplanned township unlike any other province and in the whole of Central Luzon. Makati, Nuvali in Laguna, and Bonifacio Global City in Taguig, all stand as a testament to the kind of development the region can expect from Alviera,” said Meean Dy, ALI Vice President and Head of Strategic Landbank Management.

Envisioned to become the latest focused growth center of Central Luzon, this project of ALI is seen boosting economic activity in Pampanga.

As the pioneer of masterplanned developments in the country, the entry of ALI in Porac is seen to uplift the lives of the people in the area without adversely affecting the natural appeal and beauty of the province.

“We see it as urban living, embraced by nature as we are building around the area’s scenic natural terrain. Nature plays a strong part of the Alviera experience,” Dy noted.

SANDBOX at Alviera is a unique getaway for families who hope to redefine outdoor adventure and fun.

Alviera is the first estate development of this size and scale in Central Luzon and is about five and a half times larger than the Makati central business district and roughly four times the size of Bonifacio Global City.

It is expected to create a community of about 20,000 office and industrial workers, 65,000 residents, and 20,000 students within the next 20 years.

The first phase of development at Alviera is expected to generate at least 5,000 new jobs, according to ALI.

The Alviera, just off the Porac Interchange along the Subic-Clark-Tarlac Expressway, is also easily accessible from the North Luzon Expressway and the Tarlac-Pangasinan-La Union Expressway.

It is also near the Clark Airport and the Subic Bay Freeport, as well as other key developments in the towns of Angeles and San Fernando in Pampanga, and Tarlac City in Tarlac province.

“We are known for large-scale, masterplanned, mixed-use and sustainable communities that become thriving economic centers in their respective regions. These growth centers serve as platforms for Ayala Land’s various product offerings, integrating into thriving communities that generate value over time,” Dy said.

The first phase of the development, which will require P8 billion in capital, will comprise of the Alviera Industrial Park, three residential communities, two educational institutions, and the Alviera Country Club.

All these projects are seen to be completed within the next two to five years.

“(This) is indeed another big bet—not just in peso terms, not just in terms of the number of residential units we will construct, nor the size of commercial area we will build. Yes, all that will follow. But first and foremost, this is a bet on a whole new region of our country that we believe has the potential to drive national progress,” Dy said.

The Alviera Industrial Park will make available to locators engaged in non-polluting light industries 30 hectares of land to serve as future sites for their facilities.

The park will allow locators the opportunity to purchase, and not just lease, industrial lots.

At the same time, standard factory buildings will also be made available for lease.

“These lots are differentiated from most other industrial zones by the fact that locators are not limited to leasing the lots. They can own them. We will give preference to buyers with immediate development plans to help create job opportunities in the near future,” Dy said.

Local manufacturers with export products have already shown interest to locate in the industrial park, while a number of Korean and Taiwanese manufacturers are being wooed to look at the Alviera as home to their future facilities in the Philippines.

Much like ALI’s previous developments, a wide range of residential options will also be made available at the Alviera, which will showcase three of the company’s brands.

Ayala Land Premier will create a new Forbes Park in Pampanga with 1,000 sqm lot cuts while Alveo Land will cater to the “upwardly mobile” young families, offering them lots located right beside a school.

Avida Land, for its part, will offer affordable house and lot packages.

These three brands are expected to put up more than 1,500 residential units during the first phase of the development.

ALI will start selling these units next month.

Alviera will also have two key educational institutions, namely the Holy Angel University, which will serve all educational levels and will have generous open spaces and sports facilities, and Miriam College, which will offer different college courses with special focus in the creative fields.

The highlight of this latest development from ALI and Leonio Land is the six-hectare Alviera Country Club, which will be designed by Leandro V. Locsin Partners, Architects.

As the first facility of this scale and kind in the province, the country club is envisioned to become the main luxury destination in the region, offering a complete line of facilities for sports, games, relaxation, meetings and events. The club will also have three specialty restaurants.

The club will start selling shares this month and will be operational by 2016.
