The 12-hectare property will have two enclaves: La Belle (where single-attached and single-detached models will be offered) and La Aldea (where townhouse type model will be offered). Around 1,000 homes will be offered.
PA Properties president Jonathan Lu said: “Considering the price range of the units—from P1.1 million to P2.7 million—we are definitely looking at first-time homebuyers within the province or those from Metro Manila longing for a more quiet life. Country living remains a widespread aspiration, but the lack of trusted and attractively priced residential projects put these homes out of reach for many.”
Great appeal
According to Lu, living in the province, particularly in Lipa City, has great appeal among many Filipinos. He said: “The move for developers is to look beyond Metro Manila and adjacent areas. Lipa City, which has gained prominence in the production of kapeng barako, is fast becoming an attractive location considering Region 4, where the city belongs to, has one of the highest housing backlogs—more than 800,000 housing units are still needed in this region, a figure higher than Metro Manila’s. Moreover, Batangas has over 2.38 million people—almost 300,000 in Lipa City alone—so there is a huge market.”
Alvarez said that Lipa City has best of both worlds: It’s between Mt. Malarayat and Mt. Makulot that not only offer great and relaxing views but also protection from typhoons (Mt. Makulot even shielded the city when Taal Volcano erupted in the past). There are numerous ornamental plants and flower gardens, resorts and other vacation spots, he added.
Alvarez said: “There are also prominent schools and seminaries, historic houses and churches, and world-class golf courses. At the same time, this city is also home to the best universities and colleges, several light industries, business process outsourcing firms and top shopping and commercial centers.”
He added that with the ongoing improvements being made to the South Luzon Expressway, and the Southern Tagalog Arterial Road (Star), as well as the provincial roads, travel time has improved significantly between Lipa City and major destinations including Metro Manila.
Considering the project’s location and changing preferences of their buyers, Alvarez said NuVista Lipa will offer several models that would appeal to families with different financial capabilities and other requirements.

“For this project we will be offering the Brescia model unit, a P2.75-million single-detached unit with 86.6-sq-m floor area and 100-sq-m lot area. We also have the Venice model unit, a P1.96-million single-attached unit with 66-sq-m floor area and 80-sq-m lot area,” said Alvarez.
Within the La Aldea cluster are the Seville model units, 42-sq-m two-story townhouse units priced from P1.1 million (40-sq-m total lot area) to P1.295 million, (60-sq-m lot area).
Alvarez added that the whole development will offer a common area where a swimming pool, multipurpose clubhouse, children’s play area, jogging path, basketball court, provision for commercial area will be located.
