Raising the bar in premier condo living

This may be their first foray into property development but for the people behind Bayswater Realty, this is not a hindrance in marketing their first project called 27 Annapolis in Greenhills, San Juan City.

The fact that 27 Annapolis is a high-rise luxury condo—with units priced between P25 and P80 million—is even more impressive.

Andie Ngan, Bayswater Realty CEO, said: “When we first conducted a market evaluation, we found so many well-to-do families, mostly from Greenhills area, who don’t want to live far from their parents, there were also single family homeowners looking for less hassle. Both group of buyers want great views, a sense of community and luxury amenities. They found that 27 Annapolis satisfies their wants and desires as well as reflects the living standards.”

The 45-story 27 Annapolis touts a star-architect lineage (William Coscolluela designed it while son Gil designed the common area interiors), four corner units on each floor layout, and minimum 157-square-meter, three-bedroom unit size.

Amenities to be offered include three high-speed elevators, allocation of two parking slots per unit and exclusive facilities (lap and kiddie pools, fully equipped fitness center, etc.) and multipurpose room located at the 11th and 12th levels.
Trend of the future

Ngan said: “Our first group of buyers appreciated the services they will enjoy, the ease of living the project will provide and the type of security we will give. We believe luxury condo living is the more secure, more convenient trend of the future. Indeed, security and privacy are the biggest requests from our buyers.”

“They don’t want to worry about finding someone untrustworthy entering the lobby, elevators and hallways,” she said.

Considering 27 Annapolis’ location, according to Ngan, Bayswater Realty decided to make the project a purely residential development. Ngan said: “Greenhills Shopping Center is just a walking distance from the project. At the moment, the premier shopping complex is undergoing a P25-billion redevelopment so our residents should expect in a few months the newly-built and relocated P1.4 billion Unimart supermarket as well as a complete array of fast-food outlets, casual dining, fine dining, health and grooming boutiques, entertainment centers and specialty shops.”

Conveniences

Future residents of 27 Annapolis will also appreciate the fact that the project is just a few hundred meters away from Edsa that would quickly connect them to Metro Manila’s other major business districts and commercial establishments. “I believe our buyers feel the conveniences outweigh the commuting time that would otherwise be spent if they live outside or in the outskirt of Metro Manila,” she said.

To give interested buyers a glimpse of the life that awaits them, Bayswater Realty built a showroom near the project (located just a few meters away from the corner of Edsa and Annapolis).

Ngan said: “The 157-sq-m, three-bedroom unit display here at the showroom is modern, elegant and surprising. This model unit transcends all stereotypes about condo designs and depicts a sense of modern urbanism and practicality rolled into one.”

The only missing in this model unit, according to her, is the spectacular view from the window. Considering the height of 27 Annapolis, it will stand tall with other surrounding buildings. In fact one penthouse unit is already sold (the 400-sq-m loft-type penthouse unit costs P80 million while the the 316-sq-m flat-type penthouse unit costs P60 million). “This is also why we have several buyers interested in our penthouse units,” Ngan said. “It’s a house but it’s like having the backyard and frontyard literally 45 stories up.”

She said the showroom aims to elevate the concept of urban living by effectively combining practicality and superior quality in the creation of living spaces.
