Property giant Ayala Land Inc. is revitalizing a 1,125-hectare property in Porac—an idyllic town once devastated by heavy mudflow from the 1991 Mount Pinatubo eruption—into its flagship mixed-use project in Pampanga.
The new mixed-use project called “Alviera,” the first phase of which will be launched by September this year, is envisioned to be ALI’s northern version of Nuvali, a sprawling eco-city being built by the property developer in Santa Rosa, Laguna. Like Nuvali, the project seeks to combine urban living with nature.
“We are continuously polishing our crown jewels and adding new ones,” Mee-Ann Dy, ALI vice president and strategic landbank management group head said in a presentation. “Alviera is Nuvali in Pampanga.”
This is not ALI’s first time to enter Pampanga, having built Marquee mall and some residential projects in the vicinity. But this is set to be its biggest bet in Pampanga, to date.
“Like in Nuvali, we’ll bring all the brands together. We will have a university partner, which we will announce soon. We have a light industrial park development as well and a country club—not a golf club—that will tie in the developments together,” Dy said.
In the residential business, ALI develops residential projects from the upscale brand Ayala Land Premier, middle-brands Alveo and Avida, affordable brand Amaia and the newest brand Bella Vita, which offers low-cost housing.
Going through the North Luzon Expressway and Subic-Clark-Tarlac Expressway, Dy said this site would be the next town after Clark Freeport.
Alviera is envisioned to be the regional growth center of Central Luzon complete with commercial district, business and industrial park, university zones, retail centers, a country club, recreational areas and residential neighborhoods. The property developer believes that Alviera’s scenic and gentle terrain was well-suited to creating a well balanced green community.
As a way of introducing the site to people, ALI has so far introduced SandBox, which offers outdoor activities from a number of attractions and adventure courses, which Dy said had turned out to be popular for the summer.
“We always make sure there’s something different to offer. At the same time, we’re planting gems all over the country,” Dy said.
SandBox has the country’s tallest swing, called Giant Swing, which can accommodate three guests at a time and creates the back and forth movement at 10-meter above the ground; the Aerial Walk Challenge, which is a high rope adventure course of nets and rope walkways; Avatar One, the Philippines’ first roller coaster zipline which zigzags along the 180-meter course; and Adventure Tower, a five-story structure that consists of various activities such as rappelling, wall climbing, jump off for the free fall, jump off for the roller coaster zip line and the view deck.
The SandBox also offers all-terrain vehicle (ATV) and mini-ATV rides, a themed kiddie playground with picnic areas, mini-golf, camping sites, a courtyard and an open field for field sports and other outdoor activities.
