Making a mark in Laguna skyline
Nestled within fast-urbanizing Santa Rosa City in Laguna is a distinct residential community. While most developers in the province opted for developments featuring single-detached homes, PA Alvarez Properties and Development Corp. (PAAPDC) decided for one that offers affordable housing units in mid-rise buildings.
“No doubt, many of today’s homebuyers think of just two options when it comes to purchasing a new home: It’s either a unit in high-rise building or the more traditional horizontal development. But as our communities evolve—more and more of our buyers are recognizing the benefits in buying a home that is something in between: a mid-rise condo unit. This third option for homebuyers is anticipated to flourish in the years ahead especially in places outside Metro Manila. We are just glad we are the first to offer this concept here in Laguna,” said PAAPDC chair Romarico “Bing” Alvarez.
He said that while a growing number of buyers are shifting into condos, not all of them want to live in a high-rise with little connection to the world outside. “Mid-rise buildings such as San Jose Residencias provides a more appealing option as they give residents the sense they’re more a part of the surrounding neighborhood.”
Located on San Lorenzo Drive in Barangay Balibago (very near Enchanted Kingdom), San Jose Residencias is a 2.15-hectare community that when completed, will have 11 buildings, 4- to 5-stories high.

He added that the clubhouse, the covered basketball court as well as the swimming pool and the landscaping of the entrance gate are now being finished.
Alvarez informed that 73 percent of their buyers work in Metro Manila.
Alvarez said: “Some even have had single-detached homes or apartment units and find San Jose Residencias has a ‘smaller building feel’ to it, which is important to many of these families and individuals we’ve sold to. For them, our project offers a new set of benefits, from quicker occupancy dates to locations based in established neighborhood.”
Enhance communities
Moreover, Alvarez said mid-rise developments like San Jose Residencias provide opportunities to enhance surrounding communities while reducing impact on the environment.
He said: “Mid-rises blend well into and improve neighborhoods since they add to the quality of life in cities through quality urban form. From just a few hundred square meters of land, we could offer more units and create modern communities that have less impact to the environment.”
According to Alvarez, San Jose Residencias can be viewed as an ideal community that provides an affordable supply of new housing for potential homebuyers and slightly increase densities without disrupting established communities like those in Santa Rosa City.
Considering all the environmental, economic and lifestyle benefits that mid-rise living has to offer, he said a unit at San Jose Residencias is a choice worthy of consideration for anyone in the market for a new home.
Alvarez concluded: “The place is very near the South Luzon Expressway that connects to Metro Manila or to other destinations in the Southern Tagalog region. Considering its location in Santa Rosa, our future residents would have everything they need—shopping, dining, schools, hospitals and recreational destinations—within a few minutes drive away. Indeed, San Jose Residencias is perfect for growing a family in a backdrop of a secured, exclusive and vibrant neighborhood of Laguna.”
