SM unveils new condo project in Manila

MANILA, Philippines – SM Development Corp. has unveiled its first condominium project for this year – the 50-story, single-tower “Green Residences” near the De La Salle University on Taft Avenue in Manila.

SMDC disclosed to the Philippine Stock Exchange on Wednesday that it had begun pre-selling studio and one-bedroom units, either with or without a balcony, for about P1.5 million to P3.5 million. Unit sizes are between 15 and 35 square meters. Construction of Green Residences started late last year and completion is targeted within the first half of 2016, SMDC said.

Apart from its proximity to DLSU whose theme color inspired the name of the project, Green Residences is also near other major educational institutions in Manila, such as the College of St. Benilde, an affiliate of DLSU, and St. Scholastica’s College. It offers easy access to public transport for unit owners via the Vito Cruz and Quirino stations of elevated Light Railway Transit.

Major commercial establishments, such as shopping malls and restaurants are within the vicinity of Green Residences.

SMDC said this newest project “intends to serve the demand for first-rate homes within the area coming from thousands of students and their families.”

“As in all other SMDC projects, Green Residences offer five-star quality homes in a prime location,” the company said.

The planned amenities of Green Residences include a library with Wi-Fi hotspots, a gym, a game room, function rooms, and a swimming pool. There will also be an SM SaveMore branch together with a selection of other shops and restaurants on the ground floor of the building.

    Does smdc care for its customers? How fast does smdc act on complaints of customers upon inspection of a condo unit? How good is smdc in delivering on its promise? How fast does smdc process and release deed of absolute sale? How fast does it process and release condominium certificate of title?

    wala bang damaged unit dian na maipagbili natin kay corona. type ni corona ang location ilang kanto lang ang padre faura, baka hindi na hihingi ng 10 percent discount.

    In some of SMDC’s projects, residents are so hard up paying the monthly amortization that they try to save on utility bills by showering in the common areas such as the shower in the swimming pool.  Due to attractive pricing, it has also atttracted the down market so it is not uncommon to see residents in basketball shorts (males) lounging in the pool area and females frolicking in the pool wearing denim shorts and t-shirts.

    50 stories for students…. at a time when the highest our fire trucks can reach is 15 floors.

    Thanks to condos springing up practically everywhere, the population density of Metro Manila will further worsen and strain public resources like roads, waterlines, sewages and commlines to the limit because most of them were designed long before the existence of 50 story monstrosities that house three thousand people in a vacant lot the size of a parking lot.

        I must have struck a nerve. Did you (or dad) just buy a unit there, or are you an SMDC agent? I just think that it’s false advertising to say that a “15 and 35 sqm unit”, or a 1.5M to 3.5M condo unit for that matter, qualifies as a “first-rate” or “five-star quality” home. Well, it depends on what qualifies as first-rate to you. And by the way, it’s “put a sock in it” not “on it”. If you’re going to insult me, at least do it right.

        Oh, are you gay?  Sorry, I have nothing against gays.  I didn’t know that you prefer me to put my sock “IN” you.  If you are going to correct me on grammar, at least know that those 2 things are both grammatically correct.  And no, i didn’t buy a unit there and not an SMDC agent either, i just think that you are stupid to assume that just because a unit is 15 and 35sqm, it no longer qualifies as a “first-rate” or “five-star quality” home.  It’s all relative, this is the Philippines.  So put a sock IN it, since you prefer it that way. LOL

        “Put a sock IN it” is an idiom. “Put a sock ON it”, though grammatically correct, is an idiot’s failed attempt to sound intellectual (like those who say beating “behind” the bush instead of “around” the bush). 

        If 15 to 35 sqm at 1M to 3.5M is first-rate and five-star quality for you then fine. Pity.
