It’s a picture of robust growth and vibrancy, typified by booming businesses, towering skyscrapers filled with young managers and seasoned executives all wanting a piece of the brisk action in the country’s leading financial district.

But the allure of a bustling Makati City doesn’t end there. On weekends, hubs surrounding the main central business district would transform into playgrounds for families and individuals, offering a casual, laid back vibe with a suburban flair.

Prestige, convenience

FEATURED STORIES

That seamless fusion of business, leisure and lifestyle is what continues to draw many to find a home in Makati City, which offers not only a certain prestige and distinction, but also the convenience of being a stone’s throw away from practically everything.

Take the case of Legazpi Village which, on a regular work week, would find its streets teeming with a crush of pedestrians—mainly office workers going about their daily tasks.

Weekends would find the same streets filled with friends and families taking a leisurely stroll, on the way to the newest cafe in the block for a brunch, or to the Sunday market for some fresh, organic finds.

This is precisely the kind of lifestyle that real estate giant Megaworld Corp. offers residents of the Greenbelt Hamilton, a 31-storey residential tower located along Legazpi Street. This is the latest addition to the company’s luxury residences within the Makati CBD.

“After the success of our residential developments in Makati, One Central, Greenbelt Madison, Greenbelt Radissons to name a few, Megaworld heeded to the demand of the market by conceptualizing yet another strategically located development with a cutting-edge and dynamic design masterpiece right at the heart of Legazpi Village,” explained Joseph Isaac P. Mirabueno VP for sales and marketing of Megaworld Prime RFO.

“In the fast-paced lifestyle of yuppies and millennials, finding a place in this financial district would be wisest as it connects every business to available networks it needs to be productive. During weekdays, it is a bustling business district. On weekends, it transforms to a laid back, calm and serene community surrounded by parks, coffee shops, and a stone’s throw away from entertainment and lifestyle malls,” Mirabueno explained.

Top developer

The appeal of this latest landmark project is evident in the fact that the Greenbelt Hamilton is nearly sold out, according to Mirabueno. And for a good reason: apart from offering lifestyle conveniences, prices of the units at Greenbelt Hamilton have surged in the last several years.

“Situated near malls, schools, restaurants, and hospitals, this residential abode is now home to many young families, foreign and local businessmen, and retirees. All of them agree that living in Greenbelt Hamilton gives them opportunities for business, leisure and lifestyle that no other condominium can. That’s our Megaworld advantage,” Mirabueno said.

“Megaworld has had thousand of investors/residents with firm testimonials of how happy they are with their investments. Some have even profited more than 200 percent from its original purchase price. This has solidified Megaworld’s hold of being the top real estate developer through the years,” he further noted.

In the case of Greenbelt Hamilton, the average price of its units now range from P200,000 to P250,000 per sqm, up from only P120,000 per sqm four years ago. And while the figures may initially seem steep, it should be noted that residential prices within the Makati CBD would average P400,000 per sqm, according to Mirabueno.

“You can find the most expensive parcels of land in Metro Manila at Makati today. However, since it is our Chairman, Dr. Andrew Tan’s dream to provide every Filipino a home, we have come up with very competitive and flexible payment schemes that will fit the budget of those in the market,” Mirabueno added.

RFO advantage

Of the more than 300 units at Greenbelt Hamilton, 5 percent were offered as “ready-for-occupancy” units—a practice now common in Megaworld, which even created five years ago a specialized group to handle this premium service offering for its buyers.

These RFOs are prime units that were preselected to suit the discerning needs of Megaworld buyers.

Mirabueno pointed out the advantages of getting an RFO unit: You don’t have to wait or visualize how it will look like years from now, and everything is ready.

“We make it affordable by offering flexible payment terms that would fit the budget of home hunters in the area. We also make it convenient for them by including basic appliances like aircon, range and range hood and other household fixtures that they can conveniently use and enjoy. We can also assist them in having their units leased out as we have a dedicated team for leasing and resale. We will also make sure that moving in to their new home will be seamless and stress-free. That is what they can rely on,” Mirabueno explained.

“We are the pioneers in the RFO business. We know the RFO market more than any developer in the country today,” Mirabueno concluded.
