It’s a picture of robust growth and vibrancy, typified by booming businesses, towering skyscrapers filled with young managers and seasoned executives all wanting a piece of the brisk action in the country’s leading financial district.

But the allure of a bustling Makati City doesn’t end there. On weekends, hubs surrounding the main central business district would transform into playgrounds for families and individuals, offering a casual, laid back vibe with a suburban flair.

The appeal of this latest landmark project is evident in the fact that the Greenbelt Hamilton is nearly sold out, according to Mirabueno. And for a good reason: apart from offering lifestyle conveniences, prices of the units at Greenbelt Hamilton have surged in the last several years.

“Situated near malls, schools, restaurants, and hospitals, this residential abode is now home to many young families, foreign and local businessmen, and retirees. In the case of Greenbelt Hamilton, the average price of its units now range from P200,000 to P250,000 per sqm, up from only P120,000 per sqm four years ago. And while the figures may initially seem steep, it should be noted that residential prices within the Makati CBD would average P400,000 per sqm, according to Mirabueno.

RFO advantage

Of the more than 300 units at Greenbelt Hamilton, 5 percent were offered as “ready-for-occupancy” units—a practice now common in Megaworld, which even created five years ago a specialized group to handle this premium service offering for its buyers.

These RFOs are prime units that were preselected to suit the discerning needs of Megaworld buyers.

Mirabueno pointed out the advantages of getting an RFO unit: You don’t have to wait or visualize how it will look like years from now, and everything is ready.

“We make it affordable by offering flexible payment terms that would fit the budget of home hunters in the area. We also make it convenient for them by including basic appliances like aircon, range and range hood and other household fixtures that they can conveniently use and enjoy. We can also assist them in having their units leased out as we have a dedicated team for leasing and resale. We will also make sure that moving in to their new home will be seamless and stress-free. That is what they can rely on,” Mirabueno explained.

“We are the pioneers in the RFO business. We know the RFO market more than any developer in the country today,” Mirabueno concluded.
