Devt’s near schools make for a viable home option
When developments are purchased, it is either for investment or end use.
In the case of young married couples, homes are usually purchased to serve as a sanctuary where they can raise families in comfort and safety. Often, these couples favor developments that could provide them the ideal environment conducive to having children.
Children are often the first consideration of parents looking for a family home. And more than just the amenities, a major consideration is a project’s proximity to educational institutions, or whether it has facilities that could provide parents the necessary tools to prepare their little ones for the big school.
Prof. Enrique Soriano, executive director at W+B Advisory and program director for real estate at the Ateneo Graduate School of Business, believes that developments near educational institutions or those that have daycares as one of their features can be considered a good investment—and a practical choice at that.
“Schools and universities are major anchors in any community. They act as authentic destinations and play a pivotal role in creating a thriving economy and culture in a given area. For condominium developers, investors and prospective buyers, having schools nearby assures them of the latter’s long term commitment to the area,” Soriano said.
“Through the years, we have seen major transformations happening near schools and universities. Residential condominiums now dot the skyline. Living within the area has become increasingly practical for students who have to attend college for several years. When there are residential developments, commercial and retail hubs follow to serve the huge student population effectively making land values in the area appreciate,” he further explained.
An added advantage of these residential developments, Soriano said, is that they are priced within a level that appeals to the middle-income families. He, however, noted that purchasing a home will be more cost effective compared to renting in the long run.
“Investing instead of renting a condo within the periphery of schools and universities offers a lot of benefits to investors or parents. They can turn the purchase into an investment and rent the condo unit to new tenants (after their child graduates) to help defray the monthly amortization. Effectively, the purchase translates into a recurring income stream for the investor parent,” Soraino explained.
“Ultimately, when the condo and the land values appreciate, the parents or investors will realize that they are spending the same on rental as they would on an actual monthly payment. The investment will also favorably build up their equity base,” he added.
Realizing this growing demand for developments with or near educational institutions is trusted home developer Empire East Land Holdings Inc. Under the leadership of its president and CEO Atty. Anthony Charlemagne Yu, the company has remained a reliable partner of many families seeking to provide quality homes that provide convenient access to schools.
And Empire East continues to provide affordable housing choices that buyers—especially those with young children—would find to be a truly practical investment.
