ALI to expand office portfolio

PROPERTY giant Ayala Land Inc. has committed to scale up its office property portfolio in the coming years to cover sustained demand from the business process outsourcing (BPO) industry, seeking to transform more than 6,000 hectares of property nationwide into economic growth centers.

ALI expects to end this year with 825,000 square meters (sqm) of additional office space, 15 percent higher than its current 715,000 sqm of office portfolio.

“The higher occupancy we experienced last year will continue,” ALI Offices head Carol Mills said, adding that ALI was well-positioned to address the market’s needs with the development of new office spaces in major business hubs across the country.

The office development and leasing business is an integral part of ALI’s platform of developing large-scale integrated mixed-use estates as exemplified by its established estates Makati, Bonifacio Global City (BGC), Ayala Center Cebu and Nuvali.

ALI continued to expand its office-leasing business with the completion of the BGC Corporate Center and Bonifacio Stopover, the Alabang Town Center BPO facility, the addition of office buildings in the UP-Ayala Land Technohub, and eBloc 4 at the Cebu IT Park. The current portfolio includes the acquisition of the Aegis PeopleSupport building in Cebu.

“Ayala Land Offices has been at the forefront of providing a complete line of office real estate solutions located in the most strategic sites. We have established our presence not only in Makati, BGC, Quezon City and Alabang, but also in seven provinces—Baguio, Laguna, Cebu, Iloilo, Bacolod, Davao, Cagayan de Oro, bringing jobs closer to where the talent pool resides,” Mills said.

“Our office spaces are developed according to global standards and are complemented by preferred amenities and the most reliable facilities management services,” she added.

One such development is the Tower One & Exchange Plaza that was built in 1996 and is now home to the Philippine Stock Exchange. At nearby Bonifacio Global City in Taguig City, the Bonifacio Stopover Corporate Center is a highly urbanized destination within the e-Square IT Zone. Neighboring BGC Corporate Center is a Philippine Economic Zone Authority-registered facility while the UP-Ayala Land Technohub in Quezon City is the biggest office campus development within the metropolis with more than 165,000 sqm of leasable space surrounded by green open spaces.
