Serving the needs of students, small families

While other residential condo projects have targeted high-earning professionals and empty-nesters, a number of developers decided that their market success could lie on students and start-up families.

And they may be right. In the case of DataLand Inc. (DLI), its flagship project, The Silk Residences in Sta. Mesa, Manila, has just launched its second tower—the Twill—and is now accepting reservations.

“The Silk Residences’ first tower, the 40-story Velvet, is almost sold out, with only a few units remaining available for sale. The project is on track with the current construction of the first tower now past 20 floors, and the entry of the second tower completes the two-tower residential condominium of the development,” said Paul Vincent Chua, DLI assistant vice president for business development.

DLI ([email protected]) will start to turn over units for the Velvet in March 2016, while Twill unit turnover is slated on the last quarter of 2016.

Located at the heart of Sta. Mesa, The Silk Residences rises at the corner of Ramon Magsaysay Boulevard and the historic Santol Street.

Chua said: “The property is near significant establishments like shopping malls, government offices and hospitals that both commuters and private vehicle owners can easily get to. In addition to being situated near the university belt, The Silk Residences provides easy access for people who work in central business districts such as Makati, Ortigas and Manila.”

Wi-Fi-ready study hall

Providing its residents the experience of a luxury condo living, The Silk Residences is built with silk-inspired interior and walls, as well as a bridgeway connecting the two towers. The bridgeway will house the Wi-Fi-ready study hall, and indoor game room.

Underneath the bridgeway is a spacious adult and kiddie pool which will provide a refreshing ambiance to complement the beautifully landscaped amenity floor.

The Twill Tower will also house an indoor gym, as well as the sky lounge where social functions can be held.

Chua said: “Spacious units will be embellished with fine finishes and deliverables not commonly found in other developments in the same market segment. The studio unit has a floor area of 23-29 square meters while the one-bedroom flex unit, available only at the first tower, has a floor area of 46-54 sqm, which incidentally is the same size as the two-bedroom unit.” He added that “flex” refers to the master bedroom and the addition of an accordion wall that residents can use to convert the living area into a sleeping area for guests.

The one-bedroom units that are available at Tower 2 measure 39 to 46 sqm. Chua said the two-bedroom unit fits a start-up family of three to four, or may be used as a rentable unit for students who would like to share space in the property.

Alongside the launch of Tower 2, Chua said that DLI has also introduced a more worry-free financial scheme for Tower 1 units wherein buyers can now choose to complete a much lower downpayment of 10 percent for 22 months to adjust to their financial capacity.
