PROPERTY giant Ayala Land Inc. has unveiled a 49-storey new upscale condominium in Bonifacio Global City, its most luxurious and expensive residential project to date, creating P11.5 billion worth of new property inventory.

The new luxury residence West Gallery Place is a “sibling” tower to another upscale apartment East Gallery which was launched under upscale brand Ayala Land Premier (ALP) in 2013, opening up a fresh opportunity for those seeking residence in High Street South Block, touted as BGC’s cultural block for its array of boutiques, restaurants and creative office space.

Residential space in this luxury tower is selling for an average of P234,000 per square meter (sqm) compared to East Gallery’s starting selling price of P200,000 two years ago. In a press briefing on Tuesday, top ALP officials noted that with East Gallery having sold 84 percent or P9.3 billion of its inventory, it was a good time to launch this “sibling” tower West Gallery Place.

The upcoming residential tower features 420 units ranging in size from as small as 52-sqm for a one-bedroom Classic to a spacious 701-sqm for a four-level villa – a townhouse-like unit at the center of BGC with a pool at the ground level and a private elevator.

The tower also includes a singular special unit at the topmost floor Skyrise 49, a super- spacious 832-sqm unit with four-meter high ceilings in the living and dining areas, a pool and an expansive outdoor deck. Skyrise 49, priced at P234 million, was among the first units taken up since ALP started pre-selling units at West Gallery a month ago. The villa units had likewise been sold out.

Explaining while luxury apartments were selling briskly even if prices have gone up sharply in recent years, Jose Juan Jugo, ALP managing director, said: “It’s a sign of a good economy. We’ve been on a bull run for many years now. People have more disposable income. The upper class is expanding. There’s more wealth. This is just a manifestation of the kind of value we’ve generated.”

ALP will turn over the residential units starting the third quarter of 2021 (for units in the lower floors) until the first quarter of 2022 (for units in the 38th to 49th floors and the villas).

“ALP is renowned for notable products such as the Roxas Triangle Towers in Cruzada St., Makati and The Suites in One Bonifacio High Street. We bring that same quality and distinction to these properties in High Street South,” Jugo added.

Aside from its prime location, West Gallery Place is surrounded by greenery on three sides. Gallery Park is on the south and east side while the west features an unobstructed view of Terra 28th ,the newest playground for kids in BGC. Gallery Park separates West Gallery from its sibling tower.

Units in West Gallery will come with European-grade kitchens with built-in appliances such as cooktop and range hood for gourmet kitchens, air-conditioning units, water heaters and European-branded bathroom fixtures. There will be corresponding parking lots for each unit.

An amenity deck on the 7th floor will have a function room and social hall, boardroom, lap pool, gym with shower and locker rooms and an indoor children’s play area.

Both East Gallery Place and West Gallery Place will have a diverse mix of retail options on the ground level. A pedestrian connection to Bonifacio High Street will also be established.

“ALP condominium units have a reputation of being luxurious by virtue of the level of craftsmanship, the finishes adorning the units, the size of the units, features, and amenities. By having a large number of residential formats, ALP is offering the luxury of choice to its buyers,” said Leya Moya, ALP project development group head.

“Considering that One Serendra and The Suites are sold out, and East Gallery Place having few units left, the launch of West Gallery Place allows ALP to continue being the dominant high-end offering in BGC,” said Moya. “There may be several residential options in BGC but the discerning community that comprises our market continues to support us for the superior location and quality of the homes we build.”
