Laguna-based developer finds a home in Bulacan

For a real estate developer that was born, raised and thriving in Laguna, it would seem curious that its current major project is located 70 kilometers away from the Southern Tagalog province.

“San Jose del Monte in Bulacan is just like Laguna when the company was just taking root: a great market, with lots of potential; a community that is fast becoming highly urbanized; proximity to Metro Manila’s business districts and other points of interest; and of course, available lands that we could still develop,” said  Romarico “Bing” Alvarez, PA Properties chair.

Indeed, in San Jose del Monte, PA Properties has plenty of land area to work on. NuVista San Jose is a sprawling 30-hectare community divided into five “enclaves.”

Alvarez said: “We will sell a total of 2,800 lots with each enclave having its own multipurpose clubhouse, basketball court and children’s play area. A church will be built on the main rotunda located at the center of NuVista San Jose and we have also reserved an area where commercial establishments and a school could be built.”

He said he was surprised at the market reception considering that this early the whole community is already 65 percent sold.

“Most of our buyers are locally employed. They found NuVista San Jose location very perfect: close to their place of work, school, shopping malls and other places,” Alvarez said.

Nearly sold out

He related that four out of five enclaves were nearly sold out to buyers, namely: Crest, where the P500,000 “Vera” starter rowhouse units (21-square-meter floor area on a 36 or 54 sq m lot) are offered; Hill as well as Heights, where the P700,000 “Iona” lofted rowhouse units (32 sq m floor area on a 40 or 60 sq m lot) as well as the P1 million “Senna” two-story townhouse units (42 sq m floor area on a 40 or 60 sq m lot) are offered; and Knolls, where the P1.7 million “Tiara” twin home/single firewall units (63 sq m floor area on a 80 sq m lot) as well as the P2.4 million “Anthea” single-detached units (80 sq m floor area on a 104 sq m lot) are offered.

The last enclave that will be opened is the Lanes, where “Anthea” model units will be offered. Another house model, the P2 million Azalea single-detached units (63 sq m floor area on a 104 sq m lot) will also be offered.

With housing construction now ongoing, turnover of units is expected to start on the latter part of 2015.

Flourishing

Indeed, demand for horizontal housing units in San Jose del Monte has been exceptionally flourishing, thanks to the fact that the city is set to be connected to the rest of Metro Manila via Metro Railway system line 7 (MRT 7), a transport system that will run from SM City North Edsa to San Jose del Monte, Bulacan, and link up with both LRT 1 and MRT 3.

PA Properties said it is committed to continue what it started in Laguna. “The company has started a successful housing development ventures in Laguna and Cavite, and with more than 18,000 units already delivered to date, we now look beyond the southern Tagalog region. In Bulacan, we saw a growing emerging market,” Alvarez. said.

He related that aside from the fact that Starmall San Jose del Monte, Puregold and SM Savemore Centerpoint are already in the city, future residents will also be glad to know that Ayala Fairview Terraces, SM City Fairview, and Robinsons Place Novaliches are just a few minutes drive away from the development.

“Residents won’t have to look far for exceptional schools as Colegio San Agustin-San Jose del Monte Bulacan, Siena College of San Jose, La Concepcion College, College of Saint Anthony, Colegio de San Jose del Monte, Colegio de San Gabriel Arcangel, AMA Computer Learning Center, Darwin International School, Forest Ridge Integrated School Inc., among others are already in that city,” enumerated Alvarez.
