Megaworld unit sees brisk sales of Laguna lots

Global-Estate Resorts Inc. (Geri) has reported brisk demand for residential units at Southwoods City’s Pahara, a residential village right next to a golf course located within the 561-hectare Laguna township.

Geri, the leisure estate development firm of tycoon Andrew Tan, said in a statement that 75 percent of the Pahara residential village had already been taken up barely three months after it was launched.

The fast takeup of lots has allowed the company to launch the second and third phases of the village development six months ahead of schedule. The newly opened phase two and three will have 188 and 275 residential lots respectively.

The company expects to generate P2 billion in sales from the entire inventory in this residential village.

“The great location of Southwoods City is one of the primary reasons … why [our buyers] prefer to purchase residential lots at Pahara,” said Rachelle Peñaflorida, vice president for sales and marketing at Megaworld Global-Estate, Inc. “We have sold out the first phase in just a month and we are now on our third phase.”

Located at the township’s highest point, Pahara promises unobstructed view of Laguna de Bay, Mt. Makiling, cityscapes of Makati and Antipolo, as well as the lush greenery of the 125-hectare twin 18-hole Manila Southwoods Golf and Country Club designed by Jack Niclaus.

Property consulting firm Colliers International Research earlier said one of the primary reasons behind the rapid growth of the Calabarzon (Cavite, Laguna, Batangas, Rizal, and Quezon) region is its growing population. Based on the 2010 census, the region has a population of about 12.3 million—higher than the National Capital Region’s 11.8 million. About 16 percent of Calabarzon residents reportedly have family members working abroad.

At 561 hectares, Southwoods City is the largest township south of Metro Manila. It straddles the provinces of Cavite and Laguna and is accessible through the South Luzon Expressway (via Southwoods Exit). The township is 20 minutes away from the Makati central business district.

In the next 10 years, Geri will spend P10 billion to develop Southwoods City into a business and leisure district with a suburban feel.

Parent firm Megaworld Corp. is lending its expertise in the design, conceptualization, and planning of the township. It will also manage the office towers and commercial components at the cyberpark area.
